Looking at the before pictures you really wouldn’t know the issues associated with this house. It just looks like a typical 12-14 year old roof, which is the life expectancy of a standard 20 year strip (3-tab) shingle. At the initial visit when the roofing consultant was looking at the house the homeowner indicated there was a small leak around a dormer. After inspecting the attic it was found to be more than just a small leak. Once the work was started and all of the shingles and felt were removed further damage was discovered, that if not taken care of would have caused serious damage to inside of the house. There was rotten sheathing (plywood) around the chimney, the front porch, the dormer and some on the back.
