Spring is in the air and it begins at the Fairgrounds in Columbia.

Come on, don't we all need a reason to eat "fair" food and look at what's new and up-and-coming in the Home Remodeling industry.

March 8-13, 2013 the Homebuilders Association of Greater Columbia is having their annual Home and Garden Show, and this year should be fantastic. Companies from all over the Midlands, and beyond, will be there to show off what they are most passionate about. Whether you are replacing your roof, adding an addition or building and outdoor fireplace, this is the place to get started.

Take this time to get educated on your project.

We are excited about seeing you there.

If you can't wait that long to see us, and need us to come out and look at your house quickly, click here to fill out a short form, and a representative will get back with you shortly.

We are currently working with homeowners in subdivisions near downtown Chapin, as well as Lexington, West Columbia, Columbia and Batesburg-Leesville.

The question coming up a lot, obviously, is, "What does hail damage on my roof look like?"

Well, the easiest way to describe it is to show you pictures of houses that have hail damage. These pictures were all taken from houses here in the Midlands of South Carolina.

I certainly don't advise you getting up on the roof to check for damage, unless you absolutely know what you are doing because once a hail storm hits, it knocks the granules (little rocks all over your shingles) loose and you can slide right off if you aren't careful. Please contact a professional. It is what we do and we are very good at it.

If you think you might have damage, or just aren't sure, click here or give me a call at 803-955-0374 to come out and look at it. I'd be glad to at least look at it and see if it is worth contacting your insurance company over.

Bauer Roofing

Based on what part of Lexington and Richland county you live in, the storm lasted from 30 seconds to 25+ minutes and ranged in size from that of a blueberry to a couple inches. This information is based on reports from homeowners in the area.

The questions we are being asked, just like all the other times hail has hit, is "what do I do?" "Should I call the insurance company first or a roofing company?" " How do I know if I have damage or not?"

The answer to these questions is, call a local roofing company, but not just a random company. Call one who has Haag Certified residential roofing inspectors working for them. Haag is the entity that sets the guidelines for determining what is and what isn't hail and storm damage. It is the same certification your insurance adjuster will have if he is called to your property. You can call your agent first, but all he/she is going to do is tell you to have someone local look at it and determine if there is any damage.

Lastly, beware of Storm Chasers. They are in the area like a disease, infecting neighborhoods all over the Midlands of S.C. Please do your homework when choosing who to look at your property. Choosing the wrong shingle may be a little bit of a hassle, but choosing the wrong roofing contractor can lead to lawsuits and leaks in your kitchen or kid's bedroom.

Here are two articles for you to read on dealing with storms and choosing contractors.

Would you like your questions answered by someone who lives in Lexington county and has been roofing houses here since the 1980's, then click here or call 803-955-0374.

Throughout any given year we will visit with 700-1000 homeowners in South Carolina in regards to installing a new roofing system on their house. And because of our standing in the roofing industry and our history in Lexington and Columbia, we are asked who some of the other roofing contractors are in our area.

Since we aren’t scared of competition, I’ve compiled a list of some of the companies in the Columbia, Irmo and Lexington areas of S.C. that have a firm history in the Columbia area:

1. Burgin Roofing: Burgin Roofing has been around for nearly 10 years now and specializes in Residential asphalt roofing in the Columbia/Irmo/Lexington area. Burgin Roofing uses mostly GAF products.

2. Mid-State Roofing: Located in the Oak Grove area of Lexington County, Mid-State Roofing has been around for years, having installed hundreds of roofs on both residential and commercial structures in the area.

3. Stanick Sheet-Metal and Roofing Inc.: Stanick, located in the Irmo area has been around for a number of years and has installed metal roofs on a number of buildings here in the Irmo, Lexington and Columbia area of South Carolina. Stanick specializes in a type of Standing Seam Metal Roof.

4. Clyde Nettles Roofing: Clyde Nettles has been serving the Columbia area for years and specializes in residential painting and roofing. They use GAF material.

That’s 4 companies to consider if you are in the market for a new roof. Remember, there are 2 main things to look at when having a new roof installed:

1. The Manufacturer of the roofing material

2. The Roofing Contractor installing the roofing material

Good luck with your search and I trust you will have the best possible experience.

Beware of The Storm Chasers

Beware of the Storm Chasers!

Many of us have had the door-knockers; while some are legitimate, others are not.

Most door-knockers will ask to get up on your roof and inspect. Before you let them, ask some questions.

Is it a local company? Many storm chasers will rent a suite or use temporary office space, so they can say they are local. We recommend working with a contractor who has been in business locally for at least five years and has a place of business. Beware of the contractor who has a website with many different offices throughout the nation --only a few are actually local 365 days a year. Most come in only for the storm and then they are gone. Check the Better Business Bureau for length of time a company has been in business locally under one name. Click Here to Be Taken To Our BBB Profile.

Contractor’s License: Be careful here. Who holds the license --does it match the company name?? Many storm chasers (because they don’t have a SC license) will use another SC contractor license.

Most Important: Do NOT sign anything with someone who knocks on your door out of the blue and tells you that you have hail damage. You could find yourself locked into a contract and not even realize it.

Notify Your Insurance Company. (Do NOT let the Contractor file a claim for you)

1.) Call your agent or the 800-number for your insurance company or submit a claim online.

2.) Generally the insurance company will call you to set an appointment for an adjuster to look at your house once you file your claim.

3.) We can meet your adjuster at your home. Just call or email our office to schedule a time (803-955-0374 or estimates@bauerroofs.com). This speeds up the settlement time and prevents voicemail tag between the adjuster and Bauer Roofing’s estimator. We can also meet you at your home after the adjuster has been out and you have received your paperwork.

4.) Our estimator will work with the adjuster to go through the settlement.

5.) Once it’s settled, our estimator will go through the estimate with you and the information will be forwarded to your insurance company. After that, your insurance company will cut you a partial check.

8.) The check amount depends on the dollar amount of the job. Please keep in mind that the insurance company will deduct the depreciation and the deductible. Once the work is complete, you will get the depreciation back.

9.) Occasionally, if you have a current mortgage on your home, the insurance check will be made out to both you and the mortgage company. Do NOT sign this check. Send it to your mortgage company via certified mail. They will endorse it and send it with more paperwork for you to complete.

10.) Every mortgage company has different requirements. Please read their requirements to see what the necessary forms are.

12.) Our office staff is available to help you complete the required paperwork and answer any questions you may have.

If you would like a Certified Storm Inspector from Bauer Roofing to evaluate your roof, please click here to schedule a free estimate, or call us at 803-955-0374.

So, when I got a chance to go to Piqua, Ohio and take a tour of the Classic Metal Roofing Systems plant, I jumped at it -- and was extremely impressed (The bottom picture is of Todd Miller (Classic Metal Roofing Systems President) and I --I'm on the left)

The presses they use are huge, as you can see from the picture. Listening to the what they had to go through and how much earth had to be removed in order to have them installed, left me awestruck.

As I listened to them explain how they work and how much training and safety knowledge the operators must have, I began to understand why the products they produce are leading their industry. There must have been 15+ machines and presses, many as big as the one to left, in this plant and it ran, quite literally, like a well-oiled machine.

I came away with three thoughts: 1) I have more confidence in the manufacturer than ever before, 2) Homeowners, if they saw what I saw, would put Classic Metal Roofing Systems at the top of their list for metal roofing choices, and 3) There still is good-ole American Ingenuity alive and well in Ohio.

If you are in the market for a new metal roof, you would be wise to consider a Classic Metal Roof, and even wiser, if I do say so myself, to choose Bauer Roofing to install it. (Sorry for the shameless plug).

The biggest reason for this is self-serving roofing companies who are just trying to sell you something and could care less what your needs are and what is best for your house.

There is some good information out there from third-party sources, who actually have your best interest at heart. And, luckily, there is also some good information from some Manufacturers who understand that being honest with homeowners and contractors is crucial to their existence as a company.

The "Homeowner's Guide to Roofing" put out by Isaiah Industries is a great read for people who are trying to figure out what the best type of roofing material is for their house. It doesn't get into choosing a contractor; it simply focuses on the best type of material.

UPDATE: 01/01/2012

The Energy Tax Credit for roofing products ended December 31, 2011. It is, like last time, in legislation and may or may not be renewed for this year. At this point it looks like a 50/50 chance. However, if it is renewed, it should be retroactive back to the first of the year. Those of us in the roofing industry are doing everything we can to get this done.

Yes, but…

Let me explain.

We have contacted the three major asphalt shingle manufacturers that
we see use here at Infinity Roofing: Certainteed, GAF/Elk and Owens
Corning. We will list the shingles and colors that we’ve been told are
Energy Star Rated, and if they are available to us here in Colorado and
the Midwest States.

Certainteed

Their “cool shingle” line is called Landmark Solaris.
It is an architectural shingle that comes with a Lifetime Limited
Warranty but isn’t available in any other warranty length at this time.
The problem with this shingle is that it is currently made only in the
Northwest. But we been told, by a distributor, it could possibly be
shipped to the Carolinas –We are still waiting on a cost. It is
available in these four colors: Burnt Sienna, Weathered Wood, Resawn
Shake and Heather Blend.

I was told that, as of this week, the colors Mist White and Silver
Birch have passed the tests and are now energy star rated in the regular
Landmark Series. However, only those two colors.

In the 3-tab shingle arena, their Star White is energy star rated in the XT-25 shingle.

The Star White, Mist White and Silver Birch are readily available to
us here in the Midwest and Carolina states, but the verdict is still out
on the Landmark Solaris.

GAF/Elk

The “cool shingle” line by GAF-Elk is called the Timberline Prestique 40 HD Cool Color Series. This
shingle is energy star rated in three colors and comes with a 40 Year
Limited Warranty. It is not available in a 30 year, 50 year or Lifetime
warranted shingle. It is currently only stocked in two places in
California and, like the Certainteed Solaris, I am waiting on confirmation about availability and pricing. The colors available are: Cool Weatheredwood, Cool Barkwood and Cool Antique Slate.

GAF-Elk does have a regular 3-tab shingle, Royal Sovereign, that is energy star rated if you get the color White, and is available here in the south at anytime.

Owens Corning

Owens Corning has come out with their “cool shingle” and it is called Duration Premium Cool Shingles.
We recently took a tour at a local Owens Corning plant and we talked
with Owens Corning and this shingle has met the initial requirements for
energy star rating but just recently (on May 1, 2010) received the
Energy Star designation. The Duration Premium Cool Shingle
won’t be fully Energy Star rated until August of 2010 (it takes three
years for the certification). This shingle is offered in four colors and
comes with a Limited Lifetime Warranty. But again, for us South
Carolinians, it is currently only made in California and parts of
Nevada. The four colors are: Frosted Oak, Harbor Fog, Sage and Sunrise.

Owens Corning does have a 3-tab shingle available that is energy star rated. Shasta White, in both the Classic (20 Year) and Supreme (25 year) line of shingles, is readily available for us here in the south.

Ventilation

We have been asked recently if the ventilation that is installed in a home can be used towards the Energy Tax Credit.

Homeowners
have asked if Ridge Vents, Soffit Vents and Baffle Vents qualify for
the tax credit. So, I we have inquired with the manufacturers of the
ventilation we use, AirVent, and asked them. They said that only the Solar Fans qualify, not any other product.

Conclusion

A few miscellaneous notes. The Energy Tax Credit is not per
occurrence. Meaning, you can’t get a $1500 tax credit for your roof +
$1500 credit for new windows + $1500 tax credit for new insulation.
Also, you can only apply it once during the next two years. Meaning, you
can’t get $1500 this year for the roof and $1500 next year for new
windows or insulation. However, you can combine different projects.
Meaning, you can get $700 credit for windows + $800 credit for
insulation. The Energy Tax Credit is 30% of material up to $1500.

If you Google bad contractors you will find about 11,100,000 (as
of 12/22/2008) articles that relate to it. Scary isn’t it? Why is it
that there are so many people who have had a bad experience with
contractors? My accountant once told me that a lot of it had to do with
the fact that there is a very low “barrier to entrance” when it comes to
contracting in South Carolina. What that means is this: To be a doctor
or lawyer or CPA you need years of school and many exams, but to be a
contractor you simply need a hardware store close by and $10 for a
hammer.

But what makes it even worse for homeowners is the fact that in the winter, the number of so-called roofers in Columbia doubles.

You see, during the summer months and when new housing is at a normal
level (right now as everyone knows, new housing is in a slump) there
are between 150 and 200 roofers here in Columbia. But, right now there
are a whole lot more. Why? Because every siding company, electrical
contractor, plumber, kitchen and bath remodeler and builder is doing
roofing right now to put food on the table. What does this mean to you?
When a contractor is working outside of their core competency, they
either have to sub-contract the work out (meaning you have know idea who
is actually installing your roof) or they do it badly because they only
do roofing a couple months out of the year. Either way, as a homeowner,
you get taken. Not to mention they won’t be here in a couple of years
if you have a problem. Also, because the vast majority of these
part-time roofers feel like they have to cut the price in order to get
the job, they offer customers inferior products and sub-standard
specifications that will shorten the lifespan of the roof.
Unfortunately, by skimping on quality and specifications, their roofs
will only last 8-12 years, instead of the 30 they promised.

So what can you do? What, as a homeowner, can you do to make sure
that you choose a roofing company that will a) install it properly and
b) be here in 5-10 years to fix it if there is a problem?

There are some things you can look for.
Some key points, that if followed, can greatly increase the chance of
getting the right roof installed by the right contractor for the right
price. No one wants to pay more than they should for a roof, but you
definitely don’t want to pay too little either. Because if you do,
you’ll be fixing it every time it rains.

Here are some of the topics discussed in the article:

How do you know if you need a new roof?

What shingle should you choose and should you tear off the old roof?

Is ventilation important and if so, why and what type?

Who should be installing my roof and how do I know they are the right company?

How do I know the price I’m paying is fair for the job I’m getting?

In the article, Things To Look For When Buying A New Roof,

This is a house near Dillon, S.C. that had architectural shingles on it that needed to be replaced.

The homeowner wanted the most energy efficient and longest lasting roof he could find, so he chose the Oxford panel by Classic Metal Roofing Systems.
He had searched the internet for information on metal roofing and
realized that this was the best roofing material out there. Period.

During the initial inspection of the roof, the Bauer Roofing
representative measured the house and noticed that there were multiple
leaks in the attic. So not only was a new roof needed, but also there
would be rotten wood on the two-story section and around the chimney
that needed to be replaced.

We are currently working on this house but I have a couple of pictures so far.

Again, these are in-progress pictures. We will update this with more
pictures as they come in. But here is a closeup of the Oxford Metal
shingle.

If you notice on top, we also installed a custom Ridge Vent to
circulate the air, keeping the heat down and the moisture out. And if
you look closely, you'll see there is a lot of metal flashing to be
done. The entire porch flashing kit has to be custom made to fit against
the brick and under the windows.

If you’ve looked into roofing at all in the last couple of
years, no doubt you’ve heard of radiant barriers. Because of energy
prices and houses “going green”, radiant barriers are getting serious
considerations from both homeowners and contractors. But, you need to
make sure you know what you are looking at before you have them
installed in your attic or you could end up causing a lot of problems.

What is a radiant barrier?

Radiant barriers are materials that are installed in buildings to reduce

summer heat gain and winter heat loss, and hence to reduce building

heating and cooling energy usage. The potential benefit of attic radiant

barriers is primarily in reducing air-conditioning cooling loads in warm

or hot climates.

Radiant barriers may be installed in attics in several configurations.

The simplest is to lay the radiant barrier directly on top of existing

attic insulation, with the reflective side up. This is often called the

attic floor application. Another way to install a radiant barrier is to

attach it near the roof. The roof application has several variations.

One variation is to attach the radiant barrier to the bottom surfaces of

the attic truss chords or rafter framing. Another is to drape the

radiant barrier over the tops of the rafters before the roof deck is

applied. Still another variation is to attach the radiant barrier

directly to the underside of the roof deck.

How do radiant barriers work?

Radiant barriers work by reducing heat transfer by thermal radiation

across the air space between the roof deck and the attic floor, where

conventional insulation is usually placed. All materials give off, or

emit, energy by thermal radiation as a result of their temperature.

*Department of Energy*

Just remember, houses have to breathe. Just like a car has intake and
exhaust, a house has to have the same thing. When super-heated air
gets trapped in a house it causes serious damage to sheetrock,
insulation and roof decking. Not only will mold form, but wood and
sheetrock will buckle and eventually rot-out.

In the past couple of months I’ve been to two houses that had radiant
barriers in them: one was done right and one will have issues very
soon, if not already. What was the difference? Air movement. The one
that was done right had left a way for air to flow in and out of the
attic space, keeping the air from condensing and causing mold to grow.
The one that was done wrong, had covered everything –and I mean
everything—with a radiant barrier. They had covered the attic floor,
rafters, soffit and even the ridge. Meaning, all of the heat trapped in
the attic will settle on itself and eventually ruin what’s up there.

Also, installing radiant barriers is different with a metal roof than
with a standard shingle roof. First of all, if you get the right metal
roof --one with high reflectivity and low emissivity—then the roof
itself essentially becomes a radiant barrier and adding another one in
the attic won’t add much to it. But, with standard asphalt shingles you
have to be careful not to overheat them. Installing a radiant barrier
in the attic floor will reflect the heat back up towards the plywood
and increase the heat of the shingles, if not vented properly.

The more you read about radiant barriers the more enticing they will
become, because reducing the heat load in a house will reduce the
air-conditioning bill, ultimately costing you less money. Just make
sure that the contractor installing it knows how to handle the
air-movement aspects of it or it could be disastrous.

Radiant barriers, done right, can be a tremendous asset here in the south. Just make sure you do your homework.

Kilbourne Rd

This is a 1950’s ranch style house with 1x8 planks on it. It had a
3-tab shingle on it that was less than 15 years old. The homeowners
wanted to install a roof that they wouldn’t have to worry about for next
30+ years, whether they were in the house or decided to sell it. They
opted for the Certainteed Landmark Premium and the Weathered Wood color.

There were three things that had to be done before a shingle was ever nailed on.

Remove all of the existing shingles. Upon the initial inspection, leaks were found in many different places.

All of the old felt had to be removed, along with the nails holding both the shingles and felt in place.

The old rotted or broken planks had to be replaced. Also, a good portion of the planks had to be re-nailed.

Here is a picture of the front of the house with the old shingles on it.

Cloverdale Dr

This is a 30+ year old split-level home with 1/2” plywood on it. When
the roof was measured, indication of water infiltration was found
around the walls, where the split-level is, and around the chimney,
which is on the two-story part.

This roof, which had a 3-tab shingle on it, lasted no where near what
the homeowner had been told. They decided to go with a roof system that
would last 30+ years. They opted for a Certainteed Landmark Shingle in
the Colonial Slate color.

We recently had the opportunity to talk with Todd Miller to get
his take on what’s happening in the residential metal roofing industry.
President of Classic Metal Roofing Systems, Todd Chairs the Metal
Construction Association Roofing Council and is a founding member of the
Metal Roofing Alliance. Let’s see what he had to say:

Q: Todd, in the current economic times, what is happening to residential metal roofing?

A: Actually, all indications are that the industry will show some good
growth this year. The bulk of the residential roofing market in any
given year is for re-roofing, And, what we’ve been finding with the
decline of new home construction is that homeowners who care about the
beauty and durability of their homes are choosing to re-roof with metal
as a way to upgrade their home investments.

Q: Are there any particular geographic areas where metal is really taking off?

A: Not really, we’re seeing growth in virtually all markets right now.

Q: What are the top couple of reasons why people are choosing metal?

A: They really like its durability, and its energy efficiency. It is
pretty meaningful for most homeowners if they can cut their summer
energy costs by up to 20%. But, you know what? At the end of the day,
when the roof has been installed and that proud homeowner stands in
their yard and looks at it, the number one thing they usually like is
the beauty of it.

Q: That’s great. We’ve noticed that as well. So, what challenges does the residential metal roofing industry face?

A: As an industry we have made great strides in getting homeowners aware
of and interested in metal roofing. However, we need to catch up with
that on the supply end. There are contractors and distributors out there
who have sold metal roofing into the agricultural and commercial /
industrial markets for years and they are just trying to shift those
same products and practices over to the residential arena. That is
leading to problems. We need more companies like Bauer Roofing that
understand residential metal roofing and can meet the needs of
homeowners.

Q: That’s interesting. What kind of problems have you seen?

A: One common problem we’ve seen is steel roofs being installed over
battens instead of solid decking. While that can work with a large
building has a lot of air exchange, it will lead to condensation and
even mold problems on most houses.

Q: Any other issues you’ve seen?

A: Yes. Sometimes homeowners are not getting the products they think
they are getting. They see websites full of beautiful metal roofs with
different designs and all hidden fasteners but then they end up with a
corrugated piece of steel that has exposed screws all over on it. That’s
when the disappointment begins to set in and then it can really
accelerate down the road if they have problems with those fasteners
which are notorious for backing out and even allowing water
infiltration.

Q: That’s not good. You keep mentioning steel roofing yet our company
offers primarily aluminum. Care to comment on the difference?

A: Sure. I talk about steel because that is the bulk of the market.
However, aluminum is a great way to go, especially if someone is in a
coastal area. Once a homeowner has made the decision to invest in a
metal roof, investing a little extra to upgrade to aluminum which will
never rust, can be a wise choice.

Q: Very good. Thank you for your time today. Any parting words?

A: Again, it’s great that homeowner know more about metal roofing and
they’re seeking it out. I just cannot stress enough how important it is
for them to work with an experienced company like yours that fully
understands and appreciates the nuances and intricacies of choosing and
using a product that is right for them and their home. Otherwise, they
run the risk of a significant investment with disappointing results.

Here in South Carolina roofing is slowing down a little bit. We have
had a great year but things are starting to slow down, which is good for
homeowners. It means the work can be done sooner and the prices may be
lower.

So take a look around the house. Look at your shingles: are they
curling, are some missing, or are the granules falling off? Look in the
attic: are there stains around the chimney, or stains around pipes?

If you see anything that looks out of the ordinary or if you want
someone to look for you, call a roofing company. You could possibly save
yourself a lot of money by catching them at a slower time or by doing
the roof before water ruins your ceiling (if you think roofing is
expensive, try re-roofing and re-doing your ceilings at the same time
because you waited too long).
